NOTICE TO BROKERS AND ALL BUYERS
The land does not belong to the seller. Two contracts must be signed simultaneously: (i) a promise to purchase the land, and (ii) a preliminary contract relating to the construction of the property with NIVEAUTECK CONSTRUCTION.
Each promise to purchase is expressly conditional upon the buyer signing a preliminary contract with NIVEAUTECK CONSTRUCTION within three (3) days of acceptance of the present agreement.
If the said preliminary contract is not signed within the prescribed time, the buyer must, within two (2) days of the expiration of this period, notify the seller in writing of their decision to either:
*Consider this promise to purchase null and void, in which case the parties shall be released from any obligation without recourse or indemnity from either side; or
*Confirm their intention to proceed solely with the acquisition of the land, at their own expense and risk, and subject to their own verification of the intended use, compliance, and feasibility of their project.
If the buyer fails to provide written notice within this two (2) day period, they will be deemed to have waived the above condition and will be irrevocably bound to proceed with the acquisition of the land alone, in accordance with the present agreement.
The seller's declaration concerning lot #25855002 forms an integral part of this agreement.
